San Juan Crossings LLC is proposing to build 132 residential units and commercial space on a 3.8-acre property located on the corner of Fourth Street and Graf Road in Hollister.
According to the plans provided to BenitoLink by Victor Gomez, a representative of the applicant, the project consists of three buildings which include 276 parking stalls, a residential leasing office, a 1,140 square feet fitness center and 5,259 square feet of commercial space.
Building labeled #1 includes a garage level with 70 parking stalls and three levels totaling 68 residential units. The building also has 6,500 square feet of roof deck.
Building #2 includes a garage level with 33 parking stalls, the first level is commercial space and a management office and the other three levels include a total of 47 residential units.
Building #3 includes a garage level with 14 parking stalls, and 17 residential units on three levels.
The first two buildings have a 6,500 square feet roof deck and the third is 1,700 square feet. The project includes 61 one-bedroom and 71 two-bedroom residential units and an additional 159 parking stalls that are open/shared.
According to the application, San Juan Crossings is located in Los Gatos and is owned by Mike Dunn of Capitola.
Gomez told BenitoLink the project, which is expected to go before the Hollister Planning Commission in May, has been revised for the last two years as it first proposed to build 140 residential units, over 16,000 square feet of commercial space and 261 parking stalls, according to the application submitted to the city and obtained by BenitoLink.
He said the changes were made to meet the parking requirement and the potential of constructing a roundabout on the corner of Fourth Street and Graf Road. Currently a light signal controls traffic on that intersection.
He also told BenitoLink Dunn and his team are builders and anticipates them to construct the project, unlike the approved project across the street, known as San Juan Apartments, which was put on the market soon after the applicant received the entitlements.
